At Trotter Construction, we’re excited to offer modular home building services that make creating your dream home easier and faster. Modular homes are not just a type of home—they’re built using a smart process that does most of the work in a factory, so your home is ready faster and with great quality.
What Is a Modular Home?
A modular home is built in sections, called "modules," inside a factory. Once the modules are ready, they’re transported to your land and put together on a foundation. This method ensures that your home is built to the highest standards, just like any traditionally built home.
Why Some Designs Work Better for Modular Homes
Not all home designs are perfect for modular construction. The process involves breaking down a design into large, transportable sections. The size of these sections is limited by road and factory restrictions—they can’t be wider than 16 feet, longer than 70 feet, or taller than 14 feet.
Simple designs with open floor plans work best because they can be split into fewer, larger modules, making them easier and cheaper to build. Complex designs with lots of small rooms or intricate features might be more difficult and expensive to turn into modular homes.
Designing for Modular Construction
To get the best value from modular construction, it’s important to start with a design that’s easy to break into large modules. Fewer, bigger modules mean lower costs and faster assembly. For example, a 30-foot wide home that can be built in two large modules will usually be cheaper than a slightly wider home needing three modules.
Advanced Modular Techniques
At Trotter Construction, we’re equipped to handle both simple and complex modular designs. Whether you want a straightforward one-story home or a more intricate multi-story design, we’ve got you covered. We use advanced techniques, like special beams and foldable roofs, to make sure your home turns out just the way you want it.
The Benefits of Modular Homes
Modular homes offer many advantages over traditional site-built homes:
-
Efficiency: Building in a factory reduces waste and avoids weather delays.
-
Quality: Factory settings allow for strict quality control, ensuring everything is built to high standards.
-
Speed: Your home is built faster because most of the work is done in the factory.
-
Flexibility: Modular homes can be customized to fit your needs and style.
-
Cost-Effectiveness: Modular homes can be less expensive, especially with simple designs.
